Engaging us at the conception stage of a project is critical to the three-stage Gateway Process which applies to HRBs thus, ensuring safety is considered throughout construction:

 

To assist in navigating Gateway 1 – Planning Stage: We will.

    • Manage fire safety input for consultation with the Fire and Rescue Services.

    • Review the development information for compliance with the approved documents.

 

Moving onto Gateway 2 – Pre-Construction (Building Control Approval Stage): We will.

    • Review the development designs to ensure compliance with building regulations.

    • Produce the following documents to support the design team’s information.

      • Templates for Authorization letters

      • Competency Declaration Questionnaires

      • Competency Declaration

      • Building Control Statement

      • Construction Control Plan template for completion by the Principal Contractor

      • Change Control Plan

      • Mandatory Occurrence Plan

      • Fire and Emergency File

    • Complete and submit the on-line application to the Building Safety Regulator (BSR)

 

Finishing with Gateway 3 – Post-Construction (Completion & Occupation Stage): We will.

    • Liaise with the BSR to obtain a Completion Certificate.

    • Manage and upload the Golden Thread (digital record of safety-critical information) for handover.

NON HIGH RISK BUILDINGS

Appointing us at an early stage within the design process, will assist in ensuring compliance with the Building Regulations does not impact on the projects vision and viability.

 

To assist in complying with and obtaining Building Regulations Approval: We will.

    • Review the development designs to ensure compliance with Approved Documents.

    • Submit and liaise with an Approved Inspector (AI) to obtain Approval

    • Ensure their work is planned, managed and monitored to obtain compliance with the Building Regulations

    • Co-operating with other duty holders, sharing information, communicating and supporting each other to ensure their work is compliant with the Building Regulations

    • Provide a signed compliance declaration on completion of the work confirming we have fulfilled our responsibilities.

With over 35 years of Architectural experience, we are fully versed in the skills, knowledge, experience and behaviours required to act as your Principal Designer. We are currently in the process of obtaining accreditation through the Chartered Institute of Architectural Technologists for both HRB’s and non- HRB’s although competency can be demonstrated through our Competency Declaration Process which is applicable to all duty holders.
