FREQUENTLY ASKED QUESTIONS

  • It is now law under, the Building Safety Act (2022), to appoint a Principal Designer (BSA). This places emphasis on the designer to ensure compliance with the Building Regulations and not the Building Control body as previously expected.

  • Yes. One of the key changes to the Building Regulations is the new requirement for each client to appoint a Principal Designer (PD) to oversee and coordinate building design work, for both high-risk buildings (HRB’s), non HRB’s and domestic non HRB’s.

  • No. They are completely different roles and competence will need to be demonstrated if a Principal Designer for the CDM would like to provide services under the BSA. The terms “Principal Designer” and “Principal Contractor” in the BSA, are not the same as under CDM 2015.

  • To oversee, coordinate and manage the pre-construction design information to ensure compliance with the Building Regulations and compliance with the specific regulatory requirements imposed upon themselves.
